Q-Residential/Kontrol Energy hired Efficiency Engineering to combine four separate boiler plants into a single plant. The boiler plants were in 4 separate buildings all located on the same city block. Our innovative solution saved an estimated $200K in project costs over building a new mechanical room.

Scope of work: 

1. Consolidate the three heating plants into a single plant in a new building located between the buildings above a common underground parking garage. (We found a much better solution...see below.) 

2. Install new domestic water heater tanks in 4 buildings, all located in discrete areas and fed by the central heating plant. 

3. Upgrade the electrical supply to the new heating plant to accommodate larger pumps. 

4. Removal of equipment, housekeeping pads, etc. from 43 Forest, 50 Young and 151 Hughson mechanical rooms to allow for conversion of rooms to tenant space (conversion by others). 

Design: 

EE came up with an innovative solution to avoid the significant cost of building a new mechanical room by rearranging the space in the 57 Forest basement mechanical room and feeding the four buildings from there. This saved an estimated $200K. 

EE also evaluated all of the equipment, reusing pipes, pumps, expansion tanks and domestic water storage tanks when appropriate. This saved an estimated $80K. 

Detailed design consisted of 6x2000MBH boilers, 11 domestic hot water storage tanks, 4 heat exchangers and piping to all of the buildings. It also designed for the future conversion of 151 Hughson from electric heat to hydronic. It also allowed for the possible future installation of a combined heat and power (CHP) system.
